A project becomes financeable at the point where land, grid capacity and permits are all secured and aligned. Everything before that is potential.
We take sites through that process. Resource assessment, land securing, zoning, grid connection, environmental approval and construction permitting — coordinated as one sequence rather than as separate applications running at different speeds.
From land to ready-to-build.
Site Assignment
Before any commitment is made, we establish whether a site can carry a project at all.
This covers solar and wind resource modelling, topography and geotechnical review, land classification and use restrictions, distance to the nearest connection point, and available capacity at that point. We produce a technical and commercial assessment that either supports proceeding or explains why it does not.
Most sites presented to us do not clear this stage. Establishing that early costs far less than establishing it after a land payment.
Land Securing
Cadastral practice varies across the region and records are not always complete.
Ownership fragmentation, unregistered inheritance, agricultural use restrictions and undeclared encumbrances are common, and each can stop a project after considerable expenditure.
We handle title verification, cadastral reconciliation, and the negotiation and registration of purchase or long-term lease agreements — with local counsel in each jurisdiction, coordinated inside our own project timeline.
We prepare and submit the urban planning documentation required to establish the correct designation, and manage the review process through the competent municipal and national authorities.
Zoning and Spatial Planning
Most agricultural and undeveloped land in the region requires a change of designated use before an energy facility can be built on it.
We prepare and submit the urban planning documentation required to establish the correct designation, and manage the review process through the competent municipal and national authorities.
Grid Connection
Across most Balkan markets, connection capacity — not land, equipment or capital — is the constraint that determines which projects are built.
We manage the full connection process: preliminary capacity enquiry, formal application, technical studies, negotiation of the connection opinion, approved capacity confirmation, and the connection agreement itself. Where capacity is limited, we assess whether storage co-location, phased commissioning or an alternative connection point resolves the constraint.
This work is engineering, not administration. The single-line configuration, transformer sizing and protection scheme submitted with the application determine what the operator approves.
Environmental and Construction Permitting
Environmental impact assessment or elaborate, fire and safety documentation, technical design review, and the construction permit itself.
Requirements differ by country and by installed capacity. We establish the applicable procedure at the outset and prepare the documentation package accordingly, rather than discovering a missing requirement at submission.
Licensing and Market Registration
Energy production licences, market participant registration, metering approvals and the operational obligations attached to each — including remote dispatch capability and data transmission to the system operator.
We complete these before commissioning, so that the plant can begin selling from the day it is energised.
What You Receive
A project with secured land title, approved zoning, a confirmed grid connection with defined capacity, environmental clearance, a valid construction permit and a reviewed technical design.
In other words: a ready-to-build asset, with a documentation package that will survive investor and lender due diligence.
